Our CSP Real Estate & Financial Services Practice has partnered with a fast-growing real estate investment management and advisory firm to identify a Property Controller to join their team. The Property Controller will be assigned a portfolio of properties and be responsible for property and corporate accounting including property-level general ledger accounting, variance analysis, annual budget process, and special projects as assigned.
Key Responsibilities:
- Monitor monthly cash flow, journal entries and bank reconciliations
- Provide detailed explanation of income statement variances
- Review leases and leasing activity to ensure accurate billing
- Analyze recovery rates and expenses as they relate to or affect property, CAM budgets, etc.
- Review and understand A/P, A/R, and Lease Administration entries, reports, and schedules
- Assist in preparing annual property budgets
- Prepare and maintain draw schedules and oversee construction accounting
- Maintain thorough knowledge of the Lease provisions
- Establish and maintain relationships with third party accountants
- Assist with audits as needed, property valuations, and due diligence
- Support transaction closing process
- Track and prepare financial reporting obligations to various stakeholder including lenders, investors and accountants
- Calculate and process investor distribution and maintain investor capital accounts
- Responsible for corporate financial reporting, cash management and budgeting
- Track and allocate all revenues and expenses in proper accounts
- Maintain general ledger and perform reconciliations
Key Qualifications:
- Bachelor’s degree in accounting or significant related experience
- Minimum of four (4) years’ work experience in Accounting with concentration in Commercial Real Estate
- Experience in Yardi, QuickBooks and Juniper Square preferred, Argus a plus
- Ability to prioritize tasks and thrive in a fast-paced, high volume, and deadline-oriented environment
- Excellent analytical skills and proficiency in Microsoft Word, Excel, and Outlook are critical
- Ability to work independently with minimal supervision, and take initiative to investigate and resolve problems using sound judgment
- Excellent attention to detail and accuracy a must
- Must be dependable, punctual, and reliable with a strong work ethic
- Ability to buildout and maintain new processes and control
