PROPERTY MANAGER

CSP is partnering with a well-established, reputable real estate firm in their search for a Property Manager. The Property Manager will manage day-to-day operations of commercial properties in the assigned portfolio, including but not limited to facility/grounds maintenance, tenant correspondence, service contractors (landscaping, trash removal, janitorial, security services, etc.), and additional 3rd party contractors.

The qualified applicant will serve as the primary point of contact for tenant operating needs, including but not limited to property maintenance, lease issues, and general correspondence. Ensuring Tenant and Property issues are addressed immediately and expectations are met.

  • Focus on tenant relations and organizing maintenance requests throughout the portfolio.

  • Assist with rent collection throughout the month, providing regular updates/reports to the management team. Rent collection includes timely tenant correspondence, rent court filings, and eviction scheduling when necessary. Also includes maintaining the accuracy of tenant ledgers on a regular basis.

  • Develop and maintain positive commercial vendor relations by meeting with various trades on a regular basis.

  • Responsible for leading regular inspections of properties and reporting issues as needed.

  • Assist in the preparation of the annual operating budget, monthly variance reports, monthly reserves, and additional reports as needed.

  • Assist with invoice processing, coding, and payment.

  • Collaborate with other departments within the organization, including Leasing, Accounting, and Development teams.

  • Oversee Landlord work and delivery of spaces to new tenants.

  • Be a point of contact for after-hours calls/questions/emergencies.

  • Prepare and coordinate bid proposals and service contracts.

  • Collaborate with and be a resource to the Asset and Property Management team.

  • 2+ years of experience in commercial property management, real estate, facilities management, or a related field.

  • Strong understanding of tenant relations, property operations, and maintenance coordination.

  • Experience with rent collection, tenant correspondence, rent court filings, evictions, and maintaining accurate tenant ledgers preferred.

  • Strong organizational and time-management skills with the ability to manage multiple priorities and deadlines.

  • Excellent communication and interpersonal skills with the ability to build positive relationships with tenants, vendors, contractors, and internal teams.

  • Experience coordinating property inspections, maintenance requests, vendor services, and repair projects.

  • Ability to review and process invoices, assist with budgeting, and prepare financial and operational reports.

  • Strong attention to detail and ability to identify and resolve property-related issues proactively.

  • Experience coordinating bids, proposals, service contracts, and landlord work preferred.

  • Ability to work collaboratively with Leasing, Accounting, Development, Asset Management, and Property Management teams.

  • Proficiency with Microsoft Office Suite and property management software.

  • Willingness and ability to respond to after-hours property-related calls and emergencies as needed.

  • Valid driver's license and reliable transportation may be required.
